1. ABOUT THESE TERMS

These Terms and Conditions apply to:

All bookings made with Roomzzz Aparthotels

Stays at any Roomzzz property

Use of the Roomzzz website

Participation in the Perkzzz loyalty programme

By making a booking, staying with us, or using our website, you agree to these Terms.



2. BOOKINGS & ELIGIBILITY

2.1 Reservations

A valid Visa or MasterCard credit or debit card is required to secure all bookings.

At least one guest must be aged 18 or over.

For Leeds Headingley, the lead guest must be 25 or over.

A pre-authorisation will be taken on check-in & identification to verify age or payment method may be requested.

Roomzzz Aparthotels are cashless and do not accept cheques.

If you are unable to meet check-in requirements and are refused entry, the first night’s accommodation charge will still apply.



3. CHECK-IN & CHECK-OUT

Check-in: from 3:00pm

Early check-in from 1:00pm is available for £10, subject to availability.

Check-out: by 11:00am

Late check-out until 1:00pm is available for £10, subject to availability.

Early or late check-in/out must be arranged directly with the hotel at their discretion.



4. SPECIAL REQUIREMENTS & REQUESTS

 Adapted rooms, wheelchair-accessible bathrooms and lifts are available at selected locations.

Cots are available subject to availability for no additional charge, bedding is not provided.

Special requests will be noted but cannot be guaranteed.


5. SECURITY & GUEST RESPONSIBILITY

After 10:00pm, access is restricted to registered guests only.

Guests are responsible for their personal belongings at all times.

In-room safes or safety deposit boxes may be available depending on location.

CCTV operates in all public areas and corridors.

 

6. RATES, OCCUPANCY & TAXES

6.1 Rates

All rates are per apartment, per night, inclusive of VAT at the prevailing rate (unless otherwise stated) and subject to availability.

Flash sale discounts are available online only on Roomzzz.com. Discount will be automatically applied if when searching for the rate the booking dates meet the discount criteria.

Roomzzz Corporate Rates: A valid credit or debit card is required at the time of booking to secure your reservation, a valid credit or debit card will also be required on check-in for a pre-authorisation. Payment is due on arrival at the hotel. Free cancellation is available until midday 24hours prior to arrival. Cancellation after this point will incur a cancellation fee. These rates are not commissionable to travel agencies.

Full details are shown at the time of booking and available on your booking confirmation. 

Perkzzz member discounts have their own rate that is ‘unlocked’ by being logged into your member profile on the Roomzzz website.



6.2 Family Grande Studios

Maximum occupancy: 2 adults and 2 children, or 3 adults.

A £10 per night supplement applies for use of the sofa bed for a third adult.

 

6.3 Manchester City Visitor Charge

£1 per room, per night

Payable on arrival

Applies to bookings from 1 April 2023

Non-commissionable to travel agents.

 

6.4 Edinburgh City Visitor Levy 

5% of the NET room rate for the first 5 nights of stay 

Payable on arrival 

Applies to all bookings made from 1 October 2025 for stays from 24 July 2026 

Non commissionable to travel agents.

 

7. PAYMENTS

7.1 Accepted Methods

Visa & Mastercard Debit / Credit

Apple Pay, Google Pay and contactless payments (incidentals only, £30 limit)

BACS can also be accepted if payment cleared 7 days prior to arrival. 

Card payments for groups of 5 rooms of more may incur a transaction fee. 


7.2 Gift Vouchers

Full payment required at purchase at Roomzzz.com 

Non-refundable and valid for 18 months

Cannot be exchanged for cash

Physical voucher must be presented on arrival

Subject to rate-specific cancellation policies 



8. PROPERTY-SPECIFIC TERMS

8.1 Leeds Headingley

Unmanned location with contactless check in details provided 24 hours prior to arrival 

Minimum lead guest age: 25

Refundable damage deposit of up to £150 per room


8.2 London Stratford

Refundable damage deposit of up to £100 per room

 

8.3 York City – Flood Evacuation Risk

Due to its riverside location, Roomzzz York City may need to evacuate during extreme weather. Guests may be relocated, offered date changes or refunded, at Roomzzz’s discretion and in line with Environment Agency guidance. For more information, please contact the hotel team or head to the Flood Warning Information Services website https://flood-warning-information.service.gov.uk.

 


9. THIRD-PARTY BOOKINGS & RESELLING

Bookings made via third-party websites are subject to that provider’s terms.

Amendments or cancellations must be made directly with the third party.

Roomzzz operates a strict no-resale policy and reserves the right to cancel unauthorised resale bookings without refund. 



10. BEST PRICE GUARANTEE

Roomzzz.com offers the best available public rate when booking direct.

If you find a lower publicly available rate with identical terms within 12 hours of booking, we will match it and refund the difference (subject to validation).

11. CANCELLATIONS & AMENDMENTS

Cancellation terms depend on the rate booked:

Advance Saver Rates: pre-paid, non-refundable, non-amendable

Perkzzz Advance Saver Rates: refundable up to 7 days prior (members only)

Flexible Rates: free cancellation until midday, 24 hours before arrival

Promotional Rates: non-refundable and non-amendable

Long Stay Rates: minimum 28 nights, first 30 days non-refundable once paid 

Mid-Stay Rates: cancellation by midday, 7 days before arrival



12. NO-SHOWS & EARLY DEPARTURES

No-shows will be charged in line with the booked rate.

Certain rates incur full charges.

Early departures are charged according to the cancellation policy of the booked rate.



13. CANCELLATION BY ROOMZZZ

Roomzzz may cancel a reservation if:

Payment is not received

These Terms are breached

Events beyond our control occur (e.g. extreme weather, emergencies)

Where possible, we will offer alternative arrangements or refunds.



14. OUT-BOOKING

If we cannot accommodate your booking, we will arrange suitable alternative accommodation and ensure you pay no more than your original rate (excluding force majeure events). 



15. OPTIONAL EXTRAS

Non-refundable when booked with non-refundable rates

For flexible rates, extras are payable 7 days prior to arrival

Extras can be cancelled more than 7 days before arrival, no refunds are available once paid. 

 


16. HOTEL HOUSE RULES

Luggage storage is available at your own risk

All properties are non-smoking (£100 cleaning charge applies)

Guests causing nuisance to other paying guests will be asked to vacate their apartments and make a compensatory payment.

Guests are responsible for any damage caused. In the event of malicious, wilful or negligence of room or other property damage, Roomzzz will charge the amount of any loss sustained, including business interruption losses to the credit/debit card of the registered customer. Where payment by the customer was made by means other than credit/debit card, Roomzzz will pursue the matter through civil courts.

 

17. PET POLICY

Maximum of 2 pets per apartment

£20 per pet per night (short stay) or £50 one-off fee (extended stay)

£50 cleaning fee applies

Pets must be supervised at all times

Pets are not permitted in breakfast areas or balcony rooms

Room servicing is suspended while pets are in residence

If a pet were to display aggressive behaviour its owner would be required to remove it from the hotel and grounds immediately.



18. WEBSITE USE

Website content is protected by intellectual property laws

Content is provided in good faith but may contain errors

Roomzzz accepts no liability for website inaccuracies

We may amend or withdraw website content at any time 




TERMS & CONDITIONSPERKZZZ LOYALTY MEMBERSHIP

1. Membership Overview

The Perkzzz loyalty scheme is designed for individual guests, not companies. Membership is free and provides exclusive offers and direct booking benefits at Roomzzz.

Membership is maintained at no cost at the entry level Be Our Guest, which entitles members to exclusive offers and direct booking discounts.

2. Membership Levels
Be Our Guest

Free to join with no minimum stay. Members must be aged 18 or over and have a valid email address. Benefits include exclusive offers and up to 10% off published rates.
Be Part of the Family
Available once the member has activated their account, completed their profile, and stayed at least one night. Additional benefits apply.

3. Qualifying Stays & Bookings

To qualify for Perkzzz benefits, reservations must be made:
Directly via Roomzzz.com
Directly with the hotel
Through the Groups & Agency Reservations team
Via selected negotiated corporate rates booked through nominated travel agents and GDS platforms

Bookings made through online third-party websites or unauthorised channels do not qualify.

4. Member Discounts & Best Rate Guarantee
Members receive a minimum 5% discount under the Perkzzz Member Best Rate Guarantee.
Discounts apply to standard Flexible Rates, Advance Purchase Rates, Early Bird Rates, and selected Promotional Rates only.
To receive the discount, members must be logged into their Perkzzz account when booking online, or provide membership details when booking via the Reservations team.
Discounts apply only to public branded rates booked through Roomzzz direct channels.
Discounts do not apply to Long Stay Package Rates, Corporate or Agency Negotiated Rates, or packaged offers.
Discounts apply to new bookings only; existing reservations remain subject to the terms in place at the time of booking.

Members are responsible for ensuring their membership details are provided at the time of booking to receive applicable benefits.

5. Offers, Promotions & Added Value
Promotional incentives may be offered to selected new or existing members and may not be available to all members.
Incentives offered to non-members to encourage sign-up may differ from those available to existing members.

6. Welcome Amenity Scratch Card
One scratch card is issued per Perkzzz member, either on their first stay as a member or when joining Perkzzz at check-in.
Amenities and prizes are subject to availability.
If a stated item is unavailable, a suitable alternative of equal value will be provided.
Prizes that involve services must be redeemed at reception, either on arrival or arranged during a direct booking for a future stay.
While we will make every effort to provide service-based prizes on the requested dates, this may not always be possible. In such cases, the service may be carried over to a future booking.
The scratch card must be presented at check-in to guarantee any services arranged for future stays.

7. Priority Benefits & Availability
Early check-in, late check-out, pet stays, and room upgrades are subject to availability and may be allocated on arrival or applied to future bookings where possible.
 Room upgrades are prioritised for Perkzzz members over non-members.

8. 72-Hour Room Guarantee
Eligible members may book one non-refundable room within 72 hours of arrival at the prevailing market rate for a Grande room.
The rate is determined by the last published Grande room rate for the arrival date.
A limited number of rooms per hotel, per day, are available under this guarantee.
Roomzzz may relocate a non-member guest if required to fulfil this guarantee.
